Grayshott Pre-Purchase Roof Survey
Get a clear view of the roof at a property in Grayshott from an independent roof surveyor. Visits run on weekdays and weekends, in the daytime.
- Loose pots and cracked flaunching
- Standing water on a flat extension roof
- Blocked or leaking gutters
Why get it checked now?
A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. A roof survey is carried out for the buyer. Arranging work in a smaller place like Grayshott is easier with notice than in an emergency. Knowing early gives you time to get the right people in.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.
What you get with us

Pre-purchase roof survey in Grayshott: what you get
Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. We look closely and record what we see, with photos that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you are buying. We survey chimney stacks, clay and concrete tiles and the roof space, and common reasons people get in touch are damp timbers or stains in the loft and gutters choked with leaves and moss.
In a smaller place like Grayshott, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you are buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

What happens on the day
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours at a typical house, with time for the loft where it can be reached. A visit to Grayshott is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- If it isn’t your property yet, arrange access through the agent
- Gather any invoices or paperwork from past roof work
- Move anything stored under the loft hatch

Do you need a pre-purchase roof survey in Grayshott?
Chimneys take the worst of the weather. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.
Most people get in touch when they’ve noticed something like this:
- Gutters choked with leaves and moss
- Standing water on a flat extension roof
- Gaps where slates or tiles have come loose
- A ridge or slope that dips
Take an older house close to Church of St Luke: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Before you book anyone
- Will the report include photos?
- How soon the report will arrive
- Whether the inside of the roof is included
- How long they’ve been surveying roofs

What we need to know
If you can, have these to hand when you get in touch:
- Where water is showing inside, if it is
- The property’s address and postcode
- What kind of property and roof it is
- When you need the report by
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or drop us an email.
Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Grayshott homes and their roofs
What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
If you let a flat or house near Haslemere station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
