Chimney surveys in Grayshott

Why get it checked now?

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you know where you stand. In a smaller place like Grayshott, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Chimney survey in Grayshott: what you get

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. We survey brick chimney stacks, chimney breasts and flaunching, and people most frequently book us about damp on a chimney breast inside and disused chimneys trapping moisture.

In a smaller place like Grayshott, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Your questions about chimney surveys in Grayshott

I let a flat near Haslemere station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is Grayshott within the area you cover?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

How can you see the top of the stack?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where it applies. If part of a stack cannot be seen, the report says so.

Do you inspect the flue?

No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Tell us about it as you book and we’ll plan the survey around it.

How much does a chimney survey cost in Grayshott?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

What affects the price in Grayshott

Prices always include VAT. What changes the price is:

  • The package you choose: Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

There is no need for technical words. Just tell us:

  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you are working to, such as exchange

A quick phone call is usually the easiest start: call 07833 053749 or drop us an email. You will have a price before anything is arranged.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Do you need a chimney survey in Grayshott?

Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

It’s worth booking a survey if you’ve seen:

  • Signs that a stack is leaning
  • Disused chimneys trapping moisture
  • Bricks with flaking faces
  • Damp on a chimney breast inside

For landlords with property near Haslemere station, the gap between tenancies is a good time to have the roof looked at.

Questions to ask before you book

  • Whether you get a written report with photos
  • Whether you can ask questions once you have the report
  • Whether the inside of the roof is included
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

What a chimney survey looks like in Grayshott

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Anyone responsible for a site like Grayshott Church of England Controlled Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as Church of St Luke are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

When you need someone else

In fairness, there are limits to any roof survey:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Hidden damage within the stack
  • Hidden sides of a shared stack

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

What this survey covers

  • Chimney breasts
  • Flaunching
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Lead flashings
  • Brick chimney stacks

How the survey works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Homes around Grayshott often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Note where any stains or damp appear
  • Make a note of anything you’d like us to look at
  • Move anything stored under the loft hatch
