Chimney survey in Hindhead: what you get
Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photos. If you’re worried about lifted or split lead flashings and loose, cracked or missing pots, we can find out what’s behind it, whatever the roof.
In a small place like Hindhead, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. Most visits take between one and two hours at most homes, though large, tall or awkward roofs take more time. Around Hindhead, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- The report, with photos and recommendations, is emailed to you.
How to prepare
- Make sure we can get to the back of the property
- Let us know about parking before the day
- Move anything stored under the loft hatch

Advice
Leave it or get it looked at?
A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. In a place like Hindhead, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Hindhead homes and their roofs
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take a building like St Edmund's School: a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of St Luke: old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Haslemere station, the gap between tenancies is a good time to have the roof looked at.

Roof by roof
Chimney pots and cowls
For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.
Brick stacks
Spalled bricks, where the face has flaked off, are a sign of water and frost. We record any we can see.
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- Whether the flue is safe to use
- Structural calculations for a leaning stack
- Checks on boilers, fires or their flues

Questions from Hindhead
Does a conservation area affect roof work in Hindhead?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you survey roofs for landlords with property near Haslemere station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need.
What does the report include?
It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Do you use drones?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
How long will you be at the property?
That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours at a typical home, and longer for a large or complex roof. The written report follows by email.
Why is my chimney breast damp?
There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We check each one and note the most likely cause.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
Checking the roof from ground level
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
