About our chimney survey in Nutcombe

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there’s safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’ve noticed flaunching that has broken away and lifted or split lead flashings, a survey will tell you what’s going on.

In a small place like Nutcombe, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

What happens on the day

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Somewhere as small as Nutcombe, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

Advice

Why get it checked now?

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a roofer. For older village homes like those around Nutcombe, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for the job before booking.

What you get with us

  • CAA-registered drone operator (Flyer ID and Operator ID)
  • Over 20 years’ experience
  • A photo-illustrated written report
  • An independent look at the roof

Read how roof surveys are priced and what we found on two real jobs.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

How the survey changes by roof type

Lead flashings

Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.

What affects the price in Nutcombe

Not every roof costs the same to survey, and it comes down to:

  • The use of thermal imaging or a drone
  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages

To find out what your survey will cost, ring 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • How the loft is reached, if there is one
  • Any photos you have, taken from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • The type of building and roof, such as pitched or flat

Once you know what you need, phone 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Nutcombe questions

Do you cover smaller places like Nutcombe?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can a landlord with a rental near Haslemere station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

What happens after the survey?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What does the report include?

A written report with photos, covering the condition of the chimney stack, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Conditions inside walls
  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a stack needs rebuilding on structural grounds

If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

What we check

  • Flaunching
  • Chimney pots and cowls
  • Brick chimney stacks
  • Lead flashings
  • Chimney breasts
  • Shared and party-wall stacks

Local roofs in Nutcombe

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If your house is among the older ones in the streets near Church of St Luke, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Haslemere station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Amesbury School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
