Common roof problems in Hindhead

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

A survey can pick up problems such as:

  • Ridge tiles that have lifted or moved
  • Debris building up in roof valleys
  • Leaking gutter joints and downpipes
  • Loose chimney pots

Anyone responsible for a site like St Edmund's School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • Are they insured for the work?
  • Their drone registration, if they fly one
  • Whether the loft space is looked at, where there is one
  • Whether VAT is added on top

What to expect from a roof survey

How a roof survey works in Hindhead

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. Common reasons to book are gutters that overflow in heavy rain and crumbling chimney pointing or cracked flaunching, across clay and concrete tiles, the roof space and ridges, hips and valleys.

Some older homes in villages like Hindhead are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we do, step by step

Once we’ve finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, it normally takes about one to two hours at most homes, and more on a big or complicated roof. Rural addresses near Hindhead can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Mention any damp patches when booking
  • Hold on to the report for future surveys
  • Clear the loft hatch area before we arrive
  • Check the roof from ground level after storms

We email the report to you, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.

Keep the loft space ventilated. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Common questions in Hindhead

I let a flat near Haslemere station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Will you come out to Hindhead?

Yes, Hindhead is on our map. Villages and rural addresses get the same survey as a town house.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Can you look at a roof that’s joined to next door?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you give a life expectancy for the roof?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we will plan the survey around it.

Roof by roof

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks often start there.

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.

What a roof survey looks like in Hindhead

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

If you live in an older home near Church of St Luke, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Haslemere station may find that the gap between tenancies is a good time to have the roof looked at.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • A full building survey of the property
  • Faults hidden behind ceilings or boarding
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.
