Gutter surveys for homes and businesses in Hindhead
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed gutters that have fallen out of line and soffits marked by water, a survey will tell you what’s going on.
In a small place like Hindhead, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Leave it or get it looked at?
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now typically keeps the fix smaller. Outbuildings and barns around Hindhead are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. We confirm the exact price before you book.

How the survey works
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours at most homes, and longer for a large or complex roof. Around Hindhead, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before the survey
- Show us where any leaks or stains appear
- Keep pets out of the way during the survey
- Let us know about parking before the day

Related advice
How the survey changes by roof type
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. The report records what could and couldn’t be seen.
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip and brackets may drop under the weight of debris.
Hindhead: your questions answered
Do you survey roofs for landlords with property near Haslemere station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.
Is Hindhead within the area you cover?
Yes. Hindhead is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Will you check the drains below ground?
No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
What happens after the survey?
You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Do you use drones?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Will you check the loft?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Gutter surveys around Hindhead
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the covering helps explain which parts of a roof are likely to need work first. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.
Take an older house close to Church of St Luke: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as St Edmund's School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Haslemere station, a dated record of the roof is useful when planning maintenance across a let.

Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Check that downpipes are firmly fixed to the wall
- Look out for overflows when it pours
- Check from the ground or a window, not a ladder
- Don’t leave hidden gutters out of a clear-out
Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.
