Pre-purchase roof survey in Hindhead, Surrey
A careful look at the roof at your property in Hindhead, and put it all in a written report with photos.
- Flashings that have lifted or split
- Sagging ridge lines or uneven roof slopes
- Chimney mortar that has eroded
How a pre-purchase roof survey works in Hindhead
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you are buying. All three include a report with photographs and recommendations. We survey clay and concrete tiles, lead flashings and valleys and gutters and downpipes, and people most often book us about signs of past leaks inside the loft and roof slopes that look uneven or sagging.
In a village or hamlet like Hindhead, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Different roofs, different checks
Chimney stacks
We inspect the outside of the stack, and it is not a flue or gas safety check. If a flue needs testing, we’ll suggest who to ask.
Clay and concrete tiles
Tiled roofs often last half a century or longer. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.
Common roof problems in Hindhead
Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, but corroded nails let slates slip. That kind of wear is common on older roofs and easy to miss from ground level.
Here are some of the things we see often:
- Bitumen or mortar used in place of proper repairs
- Gutters that overflow or drip at the joints
- Cracked flaunching or crumbling chimney pointing
- Ponding, blisters or splits on a flat roof
If you own a rental within reach of Haslemere station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Common questions in Hindhead
Is Hindhead in the area you cover?
Yes, Hindhead is within the area we cover. We work right across London and the South East. Just ring 07833 053749 or email us and let us know about the property.
Is Hindhead within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you inspect the roof from on top?
Only where it’s safe. We also inspect from ground level, upper windows and the roof space.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
Should I get a roof survey as well as a RICS home survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It is not a replacement for a RICS survey.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Landlords, agents and block managers in Hindhead
Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we’ll plan the visit with that in mind.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. Older roofs in small places like Hindhead can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Let us know where we can park nearby
- Note where any stains or damp appear
- Keep pets in another room
Getting a price

How we price pre-purchase roof surveys
Not every roof costs the same to survey, and it comes down to:
- The number of roofs, including extensions and garages
- The roof’s overall size
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
Every price we give includes VAT. Pre-purchase roof survey starts from £150, including VAT. We confirm the exact price before booking.
What to tell us when you get in touch
To price your survey accurately, we’ll ask about:
- Any marks or damp showing indoors
- Any photos you have, taken from ground level or a window
- What made you get in touch
- Dates you’re working to, like exchange
Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.
Buying a home or a new roof in Hindhead
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
If your house is among the older ones in the streets near Church of St Luke, the roof may have had decades of patch repairs, and the survey shows where they are.
