Flat roof surveys for homes and businesses in Hindhead

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. If you are worried about upstands pulling away from walls and loose or cracked edge trims, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Hindhead may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

When you need someone else

A survey is a careful look at the flat roof, but it can’t do everything. The main limits are:

  • The condition of the deck or insulation hidden under the covering
  • A promise that the roof won’t leak in future
  • Fragile surfaces, which we do not walk on

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • EPDM rubber
  • Felt flat roofs
  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt
  • Single-ply membranes

Why get it checked now?

Flat roofs can’t usually be seen from the street, so they’re often overlooked. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. In a small place like Hindhead, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

To find out what your survey will cost, ring 07833 053749 or send us an email with the address and a few details. We’ll confirm the figure before booking.

The survey, step by step

The aim of the visit is simple: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It usually takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Hindhead needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Let us know where we can park nearby

Common questions in Hindhead

Does a conservation area affect roof work in Hindhead?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is Hindhead in the area you cover?

Yes, Hindhead is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or email us with the address and some details.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Does a flat roof survey replace a RICS survey?

No. It’s a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

How many years has my flat roof got left?

We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Look for standing water a day after rain
  • Keep records of when the roof was laid and what work has been done
  • Ask contractors to protect the roof if they work on it
  • Check the outlets after the leaves fall

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.

Different roofs, different checks

Felt and built-up roofs

On felt, the upstands and edge details frequently fail before the main surface. Every upstand and edge is checked, with photos of any that have lifted or cracked.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

Flat and commercial roofs around Hindhead

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

Anyone responsible for a site like St Edmund's School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Haslemere station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you live in an older home near Church of St Luke, flat-roofed rear additions and dormers added over the years are worth checking.
