- A promise that the roof won’t leak in future
- Structural calculations, which need a structural engineer
- Areas we cannot see or reach safely, including fragile rooflights and sheeting

How a flat roof survey works in Beacon Hill
Ponding is frequently the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’ve noticed outlets choked with leaves and silt and a sagging deck under the covering, we can find out what’s behind it, on GRP fibreglass, mastic asphalt and single-ply membranes alike.
In a small place like Beacon Hill, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

What we look for on each type of roof
GRP fibreglass
A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.
Rooflights and upstands
We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.
How the survey works
Every roof is different, but as a rough guide the survey takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. If you have questions on the day, just ask. Somewhere as small as Beacon Hill, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- Note where any stains or damp appear
- For flats, check roof access has been agreed
- Make sure pets are kept safely away

Advice
Signs you need a flat roof survey in Beacon Hill
Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.
These are some of the problems a survey can pick up:
- Outlets choked with leaves and silt
- Failed seals around rooflight kerbs
- Splits, cracks and crazing
- Damaged trims at the roof edge
For an older house near a landmark such as Church of St Alban, flat-roofed rear additions and dormers added over the years are worth checking.
Questions to ask before you book
- Whether the loft space is looked at, where there is one
- What follow-up you get after the report
- Whether the price includes VAT
- What the report includes, and whether it has photographs

What else we do in Beacon Hill
Flat roofs in Beacon Hill
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you look after a building such as Beacon Hill Community Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Haslemere station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What affects the cost of flat roof surveys
Survey packages start from £150, inc. VAT. What you pay for your roof depends on:
- Features like valleys, chimneys, dormers and parapets
- The number of roofs, including extensions and garages
- The roof’s overall size
- Whether thermal imaging or a drone is needed
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.
What we need to know
To price your survey accurately, we will ask about:
- What made you get in touch
- How the loft is reached, if there is one
- When you need the report by
- Any photos you have, taken from ground level or a window
Unsure which package suits your roof? It is easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.
Can I check my roof myself?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Questions from Beacon Hill
Is Beacon Hill in the area you cover?
We do. The survey and report are the same in Beacon Hill as anywhere else.
Is my home in Beacon Hill listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is ponding on a flat roof a problem?
Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.
How much does a flat roof survey cost in Beacon Hill?
Prices start from £150, including VAT. We confirm the price for the job before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or use the contact form.
Is it a structural engineer’s report?
No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Can you survey any kind of flat roof?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.
