Roof leak investigation in Beacon Hill: what you get
Not every drip is a leak. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. If you’ve noticed water coming in around a roof light or dormer and wet patches on loft insulation, we can find out what’s behind it, on lead flashings, chimney stacks and the roof space alike.
In a village or hamlet like Beacon Hill, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We look at everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
What you get is a clear record of the leaking roof on the day we saw it. It is useful right away, and a good reference for later, such as when you want to compare after future work.

Common roof problems in Beacon Hill
Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, especially where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.
Signs worth acting on include:
- Brown rings on upstairs ceilings
- Water that shows only in certain storms
- Damp on a chimney breast
- Damp ceilings under a flat roof
Take a building like Beacon Hill Community Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.
Questions to ask before booking
- Whether the price includes VAT
- Will the report include photos?
- What insurance they carry
- What experience they bring
What happens if roof problems are left?
Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your survey before you book.

What a roof leak investigation looks like in Beacon Hill
Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
If you live near a park like The Flashes, or anywhere with mature trees, autumn leaves can block gutters and valleys. For landlords with property near Haslemere station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

How the survey changes by roof type
Chimney stacks
A stack has several possible ways in for rain. We check each one as far as we can safely see, and look for damp on the breast inside.
Flat roof upstands and outlets
Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Tips that help
Over many surveys, some simple habits stand out:
- Record whether it leaks in every downpour or only some
- Make sure the loft is accessible
- Leave roof access to professionals
- Have an electrician check any wet fittings
If the leak turns out to be condensation, the report says so, with recommendations on ventilation. It saves chasing a leak that is not there.
Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.
Questions from Beacon Hill
Do you cover Beacon Hill?
Yes, Beacon Hill is within the area we cover. Our area covers London and the South East. You can phone 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.
Is my home in Beacon Hill listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is thermal imaging part of a leak investigation?
It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days when booking.
Is it a structural engineer’s report?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
Will I get photos?
Yes. Photographs are part of every report, so you can see exactly what each finding refers to.
Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Carrying out the fix
- Plumbing leaks that look like roof leaks
- Defects hidden under coverings or inside walls without opening up
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.
What this survey covers
- Flat roof details
- Lead flashings
- Chimney stacks
- Slate and tile slopes
- Valleys and parapet gutters
- Rooflights and dormers
- The roof space
What we do, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. In a small place like Beacon Hill, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- From the roof space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Getting ready for the survey
- Jot down any questions you want answered
- Let us know about any leaks, stains or damp patches you know of
- Agree roof access with the managing agent if it is shared
