Leaks and storm damage in Grayshott

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. The covering and its details give the first clues when tracing where water is coming from. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Take a building like Grayshott Church of England Controlled Primary School: a leak through a large roof is often found some distance from where the water shows inside. For landlords with property near Haslemere station, a clear finding on where water gets in helps you brief a roofer right away. Take an older house close to Church of St Luke: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

How a roof leak investigation works in Grayshott

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot and so do photos. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. If you’ve noticed brown rings on upstairs ceilings and stains around a skylight, we can find out what’s behind it, whatever the roof.

Around Grayshott, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast isn’t always rain from above, which is why it’s worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How it works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Being in a smaller place like Grayshott doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • Agree roof access with the managing agent if it’s shared
  • Check the loft hatch can be reached

Different roofs, different checks

Flat roof upstands and outlets

Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are looked at.

Valleys

Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.

Grayshott questions

Is Grayshott within the area you cover?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Grayshott?

We do. Every survey there gets the same written report with photos.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Does the investigation include the repair?

The investigation is about finding the cause. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

Why isn’t the leak directly above the stain?

Water follows the easiest path, not the shortest. On a pitched roof it frequently runs down a rafter before it finds a way through the ceiling. Following that route is what our investigation does.

How much does a roof leak investigation cost in Grayshott?

Roof leak investigation starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

What affects the price in Grayshott

The price reflects the time and kit the roof needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • The size of the roof
  • Any need for thermal images or a drone flight

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • The kind of building and roof involved
  • The property’s address and postcode
  • When you need the report by
  • Access details, such as a loft hatch or a shared roof

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Leave it or get it looked at?

Wet insulation doesn’t insulate well. A slow leak can soak it for months before a stain appears. Catching it early limits what has to be replaced. On a bungalow or cottage around Grayshott, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Should I look at the roof myself first?

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Put a bucket under the drip and move valuables
  • Note the weather when the leak shows
  • Check whether pipes or tanks run near the stain
  • Photograph the stain each time it appears

Any roofer you ask to quote can work from the report. The photos show the defects and where they are, rather than at the stain.

Keep gutters, valleys and outlets clear, especially in autumn. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.
