Roof leak investigation in Hindhead: what you get

Some ‘leaks’ aren’t leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, since the cure for one will not solve the other. The pattern of the damp, the ventilation and the timing all help us decide. Typical surveys look at water through the ceiling under a flat roof and a leak that comes and goes with the weather, across rooflights and dormers, lead flashings and flat roof details.

Somewhere as small as Hindhead, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The report records the leaking roof as we found it on the day. It is useful right away, and a good reference for later, like when you want to compare after future work.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.

What a survey costs

To price your survey, we look at:

  • The height of the building and how the roof can be seen safely
  • The roof’s overall size
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the exact price before you book.

What to tell us when you contact us

What helps most when you contact us:

  • Where the property is, with the postcode
  • How the loft is reached, if there is one
  • Any photos you have, taken from ground level or a window
  • Any marks or damp showing indoors

Every survey is priced before it is booked, so you know where you stand. Roof leak investigation starts from £150, including VAT. To book, call 07833 053749 or email us.

How it works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Older roofs in small places like Hindhead can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. You receive a report with the likely source, photos and recommendations.

Practical tips

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Check the loft is accessible
  • Mention earlier attempts to fix the leak
  • Protect furniture and flooring under the leak
  • Keep water away from lights and sockets

With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. You can ask us about anything that isn’t clear.

After a downpour, look in the loft space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Photograph anything new.

What this survey cannot tell you

It’s a careful look at the leaking roof, not the whole story. The main limits are:

  • Whether rotten timbers meet design loads
  • Carrying out the fix
  • Leaks from plumbing, tanks or pipework rather than the roof

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before booking. What a survey covers and does not.

What we look at

  • Flat roof details
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Chimney stacks
  • The roof space
  • Lead flashings
  • Slate and tile slopes

Roof leak investigations in Hindhead: local notes

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. The covering and its details give the first clues when tracing where water is coming from. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Take a building like St Edmund's School: tracing a leak on a big roof starts with where the water appears and works back. For landlords with property near Haslemere station, a clear finding on where water gets in helps you brief a roofer straight away. For an older house near a landmark such as Church of St Luke, lead flashings, valleys and old chimneys are typical places for water to get in.

FAQs for Hindhead

Do you cover smaller places like Hindhead?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is Hindhead in the area you cover?

Yes. Our area covers London and the South East, and Hindhead is part of that. You can call 07833 053749 or drop us an email with the address and a few details.

What’s the best way to book?

It is easiest to call 07833 053749 or use the contact form. Give us the address and a few details about the roof. We survey on weekdays, Saturdays and Sundays.

Do you look in the roof space?

Normally, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Roof by roof

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.

Lead flashings

Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, letting rain run behind the joint.
