Signs you need electronic leak detection in Hindhead

Roofs covered with paving, ballast or planting hide the membrane. Electronic methods can help on some of these roofs, depending on the build-up.

People normally book a survey after spotting one of these:

  • Repairs that haven’t stopped the leak
  • Damp inside with no sign on the roof
  • Holes around roof penetrations
  • Gaps at membrane joints

If you let a flat or house near Haslemere station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Before booking any roof surveyor

  • What insurance they carry
  • Their track record with similar roofs
  • Whether any drone flown is registered with the CAA
  • Whether the loft space is looked at, where there is one

What a good roof survey covers

Electronic leak detection for homes and businesses in Hindhead

Water can travel under a flat roof membrane before it shows inside. That makes leaks hard to trace by eye. ELD tests the waterproofing directly, to find where it has been breached. It’s testing only and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. If you are worried about patched roofs that still leak and damage from equipment installers, a survey will tell you what’s going on, on green roofs, commercial flat roofs and liquid-applied waterproofing alike.

In a small place like Hindhead, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes as long as needed for the roof’s area and construction, which we’ll explain when we quote. If you have questions on the day, just ask. Older rural homes like those around Hindhead can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Before we arrive

  • Clear the way to the loft hatch
  • Mention any parking restrictions on your street
  • Let us know about any leaks, stains or damp patches you know of

Advice

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • Fixing the holes we find
  • Leaks from walls, copings or rooflights
  • Sections we can’t safely access

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before you book. What a survey covers and doesn’t.

What we look at

  • Single-ply roofs
  • Green roofs
  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Roof terraces and balconies

FAQs for Hindhead

Does a conservation area affect roof work in Hindhead?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Hindhead?

Yes. Hindhead is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How much does electronic leak detection cost?

We quote electronic leak detection for each roof, as the method and time depend on the roof. The price depends on the roof’s size and build-up. To get a quote, phone 07833 053749 or email us.

Is my roof suitable for ELD?

That depends on the roof’s membrane and layers. Share any details you have and we will check whether ELD will work.

How much time does ELD need?

The roof’s size and build-up decide how long it takes. You will know roughly how long before we start.

Can you survey in bad weather?

It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

What do I do with the report?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Electronic leak detection in Hindhead: local notes

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

The streets around a church such as Church of St Luke are often among the oldest in a place, and if you own one of the older houses nearby, flat-roofed rear additions and dormers added over the years are worth checking. Anyone responsible for a site like St Edmund's School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

If the build-up rules out ELD, we’ll say so.

Testing before planting or ballast goes on is simpler.

Useful tips for Hindhead property owners

From years of surveys, a few habits stand out:

  • Test new membranes before covering them
  • Ask contractors to protect the membrane
  • Keep foot traffic on flat roofs to a minimum
  • Keep outlets clear of debris

Where the evidence points to walls, copings or rooflights, we will note it, with a suggestion of what to check next.

Consider testing a new membrane before it is covered. It’s easier to find holes before more layers are added.
