Electronic Leak Detection in Grayshott
Electronic leak detection in Grayshott, backed by more than 20 years’ experience. Every survey ends with a written report and photographs.
- Damp inside with no sign on the roof
- Breaches hidden under paving or planting
- Failed seams and laps
How electronic leak detection works in Grayshott
You get a report showing the location of each breach, with photos. Your roofer can then repair those points instead of hunting for the leak. We do not estimate repair costs, so your roofer prices the work. Testing again after repairs can confirm the breaches have been dealt with, where the roof still suits the method. You get a written report with photographs. We survey commercial flat roofs, flat roof membranes and single-ply roofs, and people most often book us about leaks at pipes, outlets or fixings and stains far from any visible defect.
In smaller places like Grayshott, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it. Ponding, splits and lifting edges are the signs to look for from a window.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Tips that help
There’s plenty you can do without going near the roof. What helps most:
- Avoid repeated repairs without finding the cause
- Clear flat roof outlets regularly
- Keep a note of leaks after rain
- Get leaks traced quickly
If water has been getting in, insulation under the membrane may be wet. That is something to discuss with your roofer, and moisture readings can help.
ELD before paving, ballast or planting goes on is worth considering. Finding breaches is simpler at that stage.
Different roofs, different checks
Inverted and paved roofs
A terrace or paved roof hides the waterproofing. Suitability depends on the layers.
Green and ballasted roofs
Roofs with planting or ballast hide the membrane. Some methods can work through these layers but it depends on the layers.
Grayshott: your questions answered
Is Grayshott within the area you cover?
Yes, Grayshott is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
How do I find out if my home in Grayshott is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
What is electronic leak detection?
It uses an electrical current to find breaches in a flat roof membrane. The current only gets through where the membrane is breached so we can pinpoint it.
Can you test a green or ballasted roof?
On some roofs, yes. What sits on the membrane affects the method so we look at the roof first.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
Do you use drones?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Will I get photos?
Yes, plenty. Pictures sit next to the findings they show.
What we can’t see
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- Sections we cannot safely access
- Build-ups without a suitable layer below
- Leaks from walls, copings or rooflights
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.
Roof types and parts we check
- Roof terraces and balconies
- Liquid-applied waterproofing
- Commercial flat roofs
- Single-ply roofs
- Flat roof membranes
- Green roofs
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
What happens on the day
Once we’ve finished looking, we write up our findings as a photo-illustrated written report. As for time on site, most surveys take more time on a big roof than a small one, and the build-up of the roof makes a difference too. Being in a smaller place like Grayshott does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- We agree the area to be tested.
- We get the roof ready for testing.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- The report is sent for your roofer to act on.
Getting ready for the survey
- Mention any parking restrictions on your street
- If you’re buying, check with the agent that we can get in
- Clear the way to the loft hatch

Electronic leak detection in Grayshott: local notes
England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
For site and facilities teams at buildings such as Grayshott Church of England Controlled Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If your house is among the older ones in the streets near Church of St Luke, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. For landlords with property near Haslemere station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
