Gutter surveys near Beacon Hill

Gutter survey in Beacon Hill

Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. Typical surveys look at leaking or loose downpipes and blocked outlets and hoppers, across eaves gutters, outlets and hoppers and fascias and soffits.

In a small place like Beacon Hill, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

How it works

Once we have finished looking, we write up our findings as a written report with photos, emailed to you. On timing, most surveys take about one to two hours for a house, while a commercial roof takes nearer three to four hours. In a small place like Beacon Hill, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Leave side gates unlocked
  • For flats, make sure roof access has been agreed

Advice

Local roofs in Beacon Hill

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like Beacon Hill Community Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Haslemere station, a dated record of the roof is useful when planning maintenance across a let.

Beacon Hill questions

Do you cover smaller places like Beacon Hill?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

I let a flat near Haslemere station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or drop us an email and tell us about the building.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

Does the report include photographs?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

Do you check valley and parapet gutters?

Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Why act early in Beacon Hill

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. In a place like Beacon Hill, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Roof by roof

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Check for spilling water in a downpour
  • Get the gutters cleaned out every year
  • Keep climbers away from the eaves
  • Leave gutter checks at height to someone equipped for it

You receive a report with photographs and clear written recommendations. Share it with a contractor of your choice so they know what needs doing.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

When to book a survey in Beacon Hill

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

These are some of the problems a survey can pick up:

  • Dripping or leaking gutter joints
  • Water spilling over the gutter edge
  • Fascia boards damaged by overflowing water
  • Gutters that have fallen out of line

The streets around a church such as Church of St Alban are frequently among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the roof space is looked at, where there is one
  • When you will get the report
