How we price flat roof surveys

All our prices include VAT. What changes the price is:

  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages
  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

  • The reason for the survey, such as buying, a leak or storm damage

Flat roof surveys for homes and businesses in Nutcombe

If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. That gives you facts to raise with the seller or agent. If you are worried about blistering in felt or asphalt and upstands pulling away from walls, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Nutcombe, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

Every roof is different; as a rough guide, the survey takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. You’re welcome to ask questions while we’re there. In a small place like Nutcombe, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Tell us about any leaks, stains or damp patches you know of
  • Keep pets out of the way during the survey

Common questions in Nutcombe

Will you come out to Nutcombe?

Yes. Nutcombe is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Nutcombe listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Can you survey in bad weather?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Does the survey cover asbestos?

We do not test for asbestos. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Flat roof surveys around Nutcombe

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

If you look after a building such as Amesbury School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Haslemere station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

For landlords and managing agents

Letting agents frequently book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant in advance.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Common roof problems in Nutcombe

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.

It is worth booking a survey if you’ve seen:

  • Upstands pulling away from walls
  • Splits and cracks in the covering
  • Blisters and bubbles in the covering
  • Failed seals around rooflight kerbs

If your home is one of the older ones in the streets near Church of St Luke, flat-roofed rear additions and dormers added over the years are worth checking.

Choosing a roof surveyor

  • What insurance they carry
  • Whether VAT is added on top
  • Which parts of the roof they’ll actually see
  • Whether the inside of the roof is included
