About our gutter survey in Nutcombe
A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. If you are worried about choked outlets or hopper heads and rotten fascias or stained soffits, we can find out what’s behind it.
Somewhere as small as Nutcombe, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we look for on each type of roof
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.
What a survey costs
All our prices include VAT. The things that change the price are:
- The use of thermal imaging or a drone
- Whether it’s a home or a commercial building
- How many separate roofs there are, such as extensions, dormers and garages
- The size of the roof
Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.
Getting in touch
If you can, have these to hand when you contact us:
- Pictures from the garden or a window, if you have them
- Why you want a survey: buying, a leak, a storm or new work
- What kind of property and roof it is
- Any marks or damp showing indoors
We confirm the price for the job before you book, so you know where you stand. Gutter survey starts from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
FAQs for Nutcombe
Is my home in Nutcombe listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you survey roofs for landlords with property near Haslemere station?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Will you look at parapet and box gutters as well?
Yes, where it is safe to see them. We use the ground, windows, the roof space and the roof where it is safe, and by drone where it’s applicable.
How many surveys have you done?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.
Could my damp wall be caused by the gutters?
Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Gutter surveys in Nutcombe: local notes
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Take an older house close to Church of St Luke: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Amesbury School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Haslemere station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Why act early in Nutcombe
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building normally during the worst downpours. Having them checked before autumn and winter makes sense. Older cottages and farmhouses around Nutcombe can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Landlords and letting agents in Nutcombe book surveys as well as homeowners. A photo-illustrated written report gives you a clear record of the gutter, useful for planning maintenance.
How the survey works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Around Nutcombe, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The roof space is checked for staining, where it can be reached safely.
- A report with photographs and recommendations follows.
Before the survey
- For flats, check roof access has been agreed
- Note where any stains or damp appear
- Check we can get to the back of the property
