Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the roof structure meets design loads
  • Flights in a restricted zone without permission
  • Flights in high wind or heavy rain

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

What we check

  • Chimney stacks
  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Large and complex roofs
  • Tall and steep roofs
  • Fragile roofs

Drone roof surveys for homes and businesses in Nutcombe

The weather decides whether a drone can fly. We don’t fly in strong wind or a downpour, because the drone has to stay safely under control. If the weather turns, we’ll agree another day or inspect what we can by other means. We check the forecast ahead of the visit and again on site. Light wind and dry weather give the clearest close-up photos. A short delay is better than a rushed flight. We survey chimney stacks, valleys and parapet gutters and fragile roofs, and common reasons people get in touch are ponding and splits on a high flat roof and plant growth and moss on the roof.

In a small place like Nutcombe, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

What affects the price in Nutcombe

Several things affect the price of a survey:

  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Helping us price your survey

When you call or email, these details help:

  • Any photos you have, taken from ground level or a window
  • Anything about access we should know
  • Your postcode, so we can check access and travel
  • What kind of property and roof it is

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.

Why it is worth a survey now in Nutcombe

A drone record gives you a baseline. Next time, you can compare and see what has moved or worn. It helps when you plan ahead. Around Nutcombe, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Nutcombe questions

Is my home in Nutcombe listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you come out to Nutcombe?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

How long does the visit take?

On site, it normally takes between one and two hours at a house, including the airspace and weather checks before take-off. Time for the pre-flight checks is included.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where applicable. The survey normally takes an hour or two for a house, though large, tall or awkward roofs take more time. Cottages and farmhouses around Nutcombe often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. We email a written report with the photographs and our recommendations.

How to prepare

  • Leave a clear route to the loft
  • Point out any leaks or damp patches
  • Keep pets inside or away from the areas we are looking at

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Drones, thermal imaging and Nutcombe roofs

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight.

If you look after a building such as Amesbury School, a drone or thermal camera can show a large roof in a single visit. If you live in an older home near Church of St Luke, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Nutcombe is about 8 miles south of Farnham, in Surrey. Houses, flats, blocks and commercial buildings in Nutcombe can all book drone roof surveys, with a written report and photographs every time. Nutcombe is one of the towns and villages in Surrey where we work. Guildford is in our area too.
