Pre-purchase roof surveys for Rushmoor homes and businesses

Pre-purchase roof surveys for homes and businesses in Rushmoor

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We do not offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. If you are worried about loose pots and cracked flaunching and flashings that have lifted or split, we can find out what’s behind it, on lead flashings and valleys, clay and concrete tiles and gutters and downpipes alike.

In a village or hamlet like Rushmoor, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Rushmoor can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Walls, floors, services and rooms below the roof
  • Whether the price should change, which is between you and the seller
  • Whether timbers meet design loads

Pre-purchase roof surveys around Rushmoor

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most. Farnham Castle, about 4.8 miles north-west, is one of the historic houses in the wider area around Rushmoor. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Your questions about pre-purchase roof surveys in Rushmoor

Do you cover Rushmoor?

Yes. We work right across London and South East England, and Rushmoor is part of that. Just ring 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Is Rushmoor within the area you cover?

Yes. Rushmoor is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is a roof survey worth having alongside a home survey?

They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Do you need to go inside the property?

Ideally, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Landlord and commercial surveys in Rushmoor

Landlords and agents in Rushmoor book surveys as well as householders. The report gives you a dated record of the roof, with photos.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Common roof problems in Rushmoor

Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.

Things that often lead to a survey include:

  • Loose pots and cracked flaunching
  • Lead that has worked loose at a wall or chimney
  • Blistered or split felt on a flat roof
  • Signs of past leaks inside the loft

If you own a rental within reach of Farnham station, a written report helps before buying a rental or paying for a new roof on one.

Choosing a roof surveyor

  • Their report turnaround times
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Will the report include photos?
  • Their track record with similar roofs

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well.
