Pre-purchase roof surveys in Pitch Place

How a pre-purchase roof survey works in Pitch Place

Some roofs cannot be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and look from ground level, windows and the loft instead. We survey gutters and downpipes, lead flashings and valleys and natural slate, and the problems we are asked to look at most are bitumen or mortar used in place of proper repairs and damp timbers or stains in the loft.

Older buildings in small places like Pitch Place may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours for most houses, and about three to four hours for a commercial roof. In a small place like Pitch Place, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed ahead of time.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Jot down any questions you want answered
  • Leave side gates unlocked

Pitch Place: your questions answered

Will you come out to Pitch Place?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Is Pitch Place in the area you cover?

We do. The survey and report are the same in Pitch Place as anywhere else.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Do you need access inside the house?

Where possible, yes. We look in the loft space where there is safe access, and views from upper windows help too. The agent or seller can arrange entry.

Do you go up on the roof?

Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where applicable.

Can I take the findings back to the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Common roof problems in Pitch Place

Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, but corroded nails let slates slip. That kind of wear is common on older roofs and easy to miss from the ground.

Common reasons to book include:

  • Slipped or missing slates and tiles
  • Cracked flaunching or crumbling chimney pointing
  • Gutters choked with leaves and moss
  • Ponding, blisters or splits on a flat roof

The streets around a church such as Church of St Michael and All Angels are often among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Choosing a roof surveyor

What’s in a roof survey

Why act early in Pitch Place

After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. In a place like Pitch Place, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the report is not charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Pre-purchase roof surveys around Pitch Place

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For landlords with property near Witley station, a roof report gives you a clear picture before you buy or settle up with a roofer.

DIY checks: what’s safe

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Useful tips for Pitch Place property owners

From years of surveys, a few habits stand out as worth the effort:

  • Do not leave it until just before exchange
  • Let us know your timetable
  • Ask for loft access on the day
  • Notice patches of new decoration in top-floor rooms

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

What affects the cost of pre-purchase roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Commercial roofs and larger buildings
  • Roof area
  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can be seen safely

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
