About our roof leak investigation in Crosswater

Our roof leak investigations cover Crosswater and the wider South East. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, and then phone 07833 053749 or email us. If you are worried about leaks at a dormer or roof window and damp walls below an overflowing gutter, we can find out what’s behind it, whatever the roof.

Many homes in small places like Crosswater face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Wind, rain and roofs in Crosswater

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering and its details give the first clues when tracing where water is coming from. Farnham Castle, about 4.9 miles north, is one of the historic houses in the wider area around Crosswater. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Trees in and around The Flashes shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For site and facilities teams at buildings like St John's CofE Aided Infant School, a leak through a large roof is often found some distance from where the water shows inside. If you let a flat or house near Farnham station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Crosswater is about 4 miles south of Farnham, in Surrey. Crosswater is one of many places we visit across Surrey, for homes and businesses alike. Across Surrey, we cover Crosswater. Our Guildford page covers surveys nearby.

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two, more where the leak is intermittent or the roof is large. Cottages and farmhouses around Crosswater often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. Lifted, split or slipped lead is a common cause.

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. Each is looked at from every safe vantage point.

Why it’s worth a survey now in Crosswater

Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it is harder to clear. Finding the leak comes first. Outbuildings and barns around Crosswater are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Put a bucket under the drip and move valuables
  • Record whether it leaks in every downpour or only some
  • Mention earlier attempts to fix the leak
  • Keep water away from lights and sockets

Once the work is done, hold on to the report. If water appears again, it shows what was found before, which makes the next step quicker.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

Your questions about roof leak investigations in Crosswater

Do you cover smaller places like Crosswater?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

How do I find out if my home in Crosswater is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is thermal imaging part of a leak investigation?

We use thermal imaging where it helps, and it’s part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

What happens after the survey?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

What we cannot see

In fairness, a roof survey has limits:

  • A promise to find every leak on a single visit
  • Putting the leak right
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.
