Landlord roof survey in Church Town: what you get

Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us and residents will need to be told beforehand. Your agent or you arrange access and we will say what we need as you book. Any part we couldn’t reach is noted in the report. If you’ve noticed ceiling stains reported by tenants and cracked or leaning shared chimneys, a survey will tell you what’s going on.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Hold on to old reports to compare later
  • Keep the loft hatch clear and reachable
  • Act on high-priority defects quickly
  • Give residents notice before a survey

The report can feed straight into a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Encourage residents to tell you about leaks or damp right away. Early reports let you act before damage spreads.

Surveys for landlords and agents in Church Town

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

FAQs for Church Town

Is my home in Church Town listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Church Town?

Yes, Church Town is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is this survey just for landlords?

We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Owners in a shared building book it too.

What’s the best way to book?

It is easiest to call 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we’ll take it from there. We survey seven days a week.

What does a block roof survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Blocks are priced on their size and roofs, so phone 07833 053749 or email us for a price.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

How long does a landlord roof survey take?

Most visits to a house take about 1–2 hours, with blocks and complex roofs taking longer.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Different roofs, different checks

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed and get close attention.

Honest limits

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Confirming asbestos in older roof materials
  • Responsibility under a lease

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

Local roofs in Church Town

Titsey Place, about 3.8 miles north-east, is one of the historic houses in the wider area around Church Town. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For an older house near a landmark such as Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Godstone station may find that a dated record of the roof is useful when planning maintenance across a let. If you live near a park such as Bay Pond, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

How it works

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Rural addresses near Church Town can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the roof space is arranged with you beforehand.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

How to prepare

  • Tell us about any leaks, stains or damp patches you know of
  • Unlock side gates and any roof access doors
  • Check the loft hatch can be reached
