Gutter survey in Church Town: what you get
Eaves gutters at the front of a building are easy to spot, but many are not. Valley, parapet, box and secret gutters can send water indoors when they overflow. We look at them as far as they can be seen safely using vantage points, the roof space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We’re often asked to look into sagging gutters and loose brackets and overflowing valley or parapet gutters, on fascias and soffits, valley gutters and eaves gutters.
In a village or hamlet like Church Town, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we look for on each type of roof
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints where they can be seen.
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.
Checking the roof from ground level
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Roofs, chimneys and gutters in Church Town
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Titsey Place, about 3.8 miles north-east, is one of the historic houses in the wider area around Church Town. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
Anyone responsible for a site like Godstone Village School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park like Bay Pond, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you let a flat or house near Godstone station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Church Town is about 3 miles south-east of Caterham, in Surrey. Whether the building in Church Town is a house, a flat or a commercial unit, the roof can be surveyed. Church Town is one of the places in Surrey we cover. There’s also a page for Crawley.

How it works
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. For a village or hamlet like Church Town, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before we arrive
- Dig out any old roof reports or invoices
- Let us know about parking near the property
- Make a note of anything you’d like us to look at

Related advice
Church Town: your questions answered
Do you survey roofs for landlords with property near Godstone station?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need.
Is Church Town within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
What does a gutter survey cost?
Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or drop us an email.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Could my damp wall be caused by the gutters?
We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so we report on what’s visible.
Will the survey check for asbestos?
No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Get trees that overhang the gutters trimmed
- Note any damp stains below the gutters
- Look for new stains on ceilings below valleys after rain
- Look out for overflows when it pours
You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
