How a gutter survey works in Tandridge

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey eaves gutters, outlets and hoppers and valley gutters, and people most often book us about water backing up from a hidden gutter and hoppers and outlets full of debris.

In a small place like Tandridge, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

Your questions about gutter surveys in Tandridge

Is Tandridge within the area you cover?

Yes, Tandridge is on our map. A small place gets exactly the same survey as a big one.

Is my home in Tandridge listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What’s the best way to book?

Simply phone 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

What’s the price of a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, phone 07833 053749 or drop us an email.

Do you check valley and parapet gutters?

Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

When you need someone else

In fairness, there are limits to any roof survey:

  • What’s hidden inside a downpipe
  • Gutters out of sight from each safe vantage point
  • The inside of buried drains

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. The full list of what we check.

Booking your survey

A few details help us recommend the right survey and price. When you contact us, tell us:

To get a price for gutter surveys in Tandridge, call 07833 053749 or use the contact form. The address, the type of property and what you need to know help us price the survey accurately.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours on an ordinary house, and more on a big or complicated roof. If you have questions on the day, just ask. Older roofs in small places like Tandridge can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. You get a written report with photographs and recommendations.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Have any paperwork from past roof work to hand
  • For a flat or shared roof, check access with whoever owns or manages the building

Landlord and commercial surveys in Tandridge

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or email us.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Watch for green marks down the brickwork
  • Look for downpipes coming loose
  • Check for spilling water in a downpour
  • Watch ceilings under valley gutters for fresh marks

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes. If it doesn’t, tell whoever did the work.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.

Tandridge homes and their roofs

About 3.4 miles north-east lies Titsey Place, a reminder of how long the area around Tandridge has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like St Peter's CofE Infant School: a written record of a large roof helps plan work for the holidays rather than in term time. If you own one of the older houses in the streets near Church of St Peter, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Godstone station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Checking the roof from ground level

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
