Independent new roof snagging in Tandridge

About our new roof snagging in Tandridge

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. You get a written report with photos that you can pass to your roofer. We are independent of the roofer who did the job. We survey new-build homes, ridges and verges and flashings and valleys, and common reasons people get in touch are untidy or loose verge details and cracked or slipped new tiles or slates.

Some older homes in villages like Tandridge are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common roof problems in Tandridge

Flashings at walls and chimneys often need attention. Loose or badly fitted flashings can let water in at the first heavy rain.

Most people get in touch when they’ve noticed something like this:

  • Gutters blocked by building debris
  • Untidy or loose verge details
  • Cracked lower roofs or marked walls after the work
  • Flashings not properly dressed or fixed

If you own a rental within reach of Godstone station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Before booking anyone

  • Whether the loft is part of the inspection
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • How long the report takes to arrive
  • Will the report include photos?

What to expect from a roof survey

Why get it checked now?

Photographs from ground level rarely show the detail. Our inspection looks as closely as can be done safely using a drone where it applies. In a small place like Tandridge, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Why us?

  • An independent look at the roof
  • Drones and thermal imaging where applicable
  • A written report with photos
  • Packages from £150, including VAT

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Rural addresses near Tandridge can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, you let us know what the roofer did and any concerns you have.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Before the survey

  • Keep pets in another room
  • Show us where any leaks or stains appear
  • If the roof is shared, arrange access with whoever manages the building

Clay and concrete tiles

Verge and eaves tiles are where snags frequently show on tiled roofs. We check them closely.

Underlay and ventilation

Vents at the ridge, eaves or in the tiles help keep the roof space dry. We check for vents where they’ve been fitted.

New roof snagging in Tandridge: local notes

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. With Titsey Place about 3.4 miles north-east, Tandridge sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near Church of St Peter, the roof may have had decades of patch repairs, and the survey shows where they are.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Walk round the house to look for knock-on damage
  • Look for debris left in gutters from ground level
  • Raise snags in writing with your roofer
  • Check before your warranty period ends

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That is worth bearing in mind if a payment date is close.

Keep paperwork for the new roof together. Add the snagging report to it.

What we cannot see

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Estimates of what fixes will cost
  • Legal advice on your contract
  • Whether the roof will leak in future

Your questions about new roof snagging in Tandridge

Do you cover smaller places like Tandridge?

Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

How do I find out if my home in Tandridge is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you lift tiles to check the fixings?

No. We inspect what can be seen without opening up the roof so hidden fixings aren’t visible to us. The report says what could and couldn’t be seen.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Will you walk on the roof?

Only if it’s safe. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
