How a gutter survey works in Godstone

Gutters are normally fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, but we flag anything that could contain it. We’re often asked to look into rotten fascias or stained soffits and leaking or loose downpipes, on fascias and soffits, eaves gutters and valley gutters.

Older buildings in small places like Godstone may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Keep climbers away from the eaves
  • Look for green streaks or damp patches on walls
  • Check from the ground or a window, not a ladder
  • Watch ceilings under valley gutters for fresh marks

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where it applies. The survey typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Around Godstone, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

What affects the cost of gutter surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office
  • Building height and the viewpoints available
  • The use of thermal imaging or a drone

Every price we give includes VAT. Gutter survey starts from £150, including VAT. We confirm the price for your survey before booking.

Getting in touch

When you call or email, these details help:

  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one
  • Where water is showing inside, if it is

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

What we look for on each type of roof

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.

Local roofs in Godstone

With Titsey Place about 4.1 miles north-east, Godstone sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Living close to Bay Pond is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Anyone responsible for a site like Godstone Village School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Godstone questions

Does a conservation area affect roof work in Godstone?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can a landlord with a rental near Godstone station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.

Is a Saturday or Sunday visit possible?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just phone 07833 053749 or send us an email to arrange it.

How long will you be on site?

It normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. We will give you an idea when you book.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Will you check the loft?

Usually, if there’s one and it can be reached safely. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

Signs you need a gutter survey in Godstone

Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead linings can also be stolen.

Signs worth acting on include:

  • Leaks at the gutter joints
  • Leaves and moss blocking gutters
  • Fascia boards damaged by overflowing water
  • Leaking or loose downpipes

For an older house near a landmark such as Church of St Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • How long they’ve been surveying roofs
  • What the survey won’t cover
  • Will the report include photos?
  • Whether you can ask questions once you have the report
