- Outlets that hold water back
Rented homes, blocks and businesses
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.
How a flat roof survey works in Godstone
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. If you’ve noticed outlets that hold water back and gaps at upstands and abutments, we can find out what’s behind it, whatever the roof.
In a small place like Godstone, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What a flat roof survey doesn’t cover
Some things cannot be seen without opening up the roof, and that sets some limits:
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- An exact number of years the roof has left
- Hidden layers beneath the covering
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.
What we check
- Single-ply membranes
- Upstands and outlets
- EPDM rubber
- Felt flat roofs
- GRP fibreglass
- Mastic asphalt
Different roofs, different checks
Mastic asphalt
Without seams, asphalt tends to fail through cracking and at its skirtings. Our report notes crazing, cracks and any likely entry points.
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Godstone: your questions answered
Will you come out to Godstone?
Yes, Godstone is on our map. A small place gets exactly the same survey as a big one.
Does a conservation area affect roof work in Godstone?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
How long does the survey take?
Most surveys take about one to two hours for a house, with bigger or more complicated roofs taking longer. The report follows by email.
Does the report include photographs?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
What’s the best way to book?
Simply phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.
What a flat roof survey looks like in Godstone
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Godstone has a long history of building, with Titsey Place about 4.1 miles north-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
Take a building like Godstone Village School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Godstone station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if your home is one of the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Useful tips for Godstone property owners
Here are a few things we’d tell any owner, before and after a survey:
- Keep clear of rooflights and fragile roof sheets
- Note where water lies after a downpour
- Check ceilings under the roof for damp patches
- Keep outlets clear of leaves and moss
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.
How it works
The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect an hour or two at most homes, and about three to four hours for a commercial roof. Older rural homes like those around Godstone can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- You tell us about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- The findings are written up with photos and recommendations and emailed to you.
Before we arrive
- Dig out any old roof reports or invoices
- Move anything stored under the loft hatch
- Point out any leaks or damp patches

Leave it or get it looked at?
Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Around Godstone, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
