South Godstone Flat Roof Survey
Flat roof surveys across South Godstone, with over 20 years’ experience behind it. Every survey ends with a written report and photos.
- Gaps at upstands and abutments
- Blocked or damaged outlets
- Leaks around rooflights
How it works
We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around South Godstone, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Let us know about parking before the day
- Let us know about any leaks, stains or damp patches you know of
- For flats, check roof access has been agreed

Flat roof survey in South Godstone: what you get
Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We’re often asked to look into water getting in at rooflights and cracked or split membrane, across EPDM rubber, felt flat roofs and GRP fibreglass.
In a small place like South Godstone, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later.

Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
Flat roofs in South Godstone
Titsey Place, about 4.9 miles north-east, is one of the historic houses in the wider area around South Godstone. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
For an older house near a landmark such as St Stephen, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings such as St Stephen's CofE Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you own a rental within reach of Godstone station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

South Godstone questions
Is South Godstone within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you cover South Godstone?
Yes. We survey roofs across London and South East England, and South Godstone is part of that. Just call 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you give a life expectancy for the roof?
A precise figure is not something we give, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.
Will the survey show why my flat roof is leaking?
We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.
How much is a survey?
Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
What a flat roof survey does not cover
Before you book, it is worth knowing what a survey won’t do:
- What’s under the membrane without opening it up
- Testing older roof sheets for asbestos
- Parts of the roof that are not safe to walk on or view
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before booking. What a survey covers and does not.
Roofs we survey in South Godstone
- Felt flat roofs
- Single-ply membranes
- Mastic asphalt
- EPDM rubber
- Upstands and outlets
- GRP fibreglass
Different roofs, different checks
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.
What a survey costs
Not every roof costs the same to survey, and it comes down to:
- The size of the roof
- Features like valleys, chimneys, dormers and parapets
- The package you choose: Basic, Standard or Premium
- Whether it’s a home or a commercial building
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.
Booking your survey
There’s no need for technical words. Just tell us:
- Pictures from the garden or a window, if you have them
- What made you get in touch
- The style of property, from a terrace to a block
- Your timetable, such as an exchange date
Booking is simple: just phone 07833 053749 or drop us an email and give us some details about the property and we will explain which survey suits. The price is agreed up front.
