Storm damage roof report in Godstone

What counts as a storm depends on your policy, though many use gusts of about 55 mph. Your policy document sets out its own definition. We do not decide whether a storm met that test. Our part is recording the damage to your roof and its likely cause. Each area of damage is photographed, and the report is yours to pass on. The claim decision rests with your insurer. We survey gutters and fascias, ridges and hips and flat roofs, and people most often book us about damaged gutters and fascias and lifted or missing ridge and hip tiles.

Somewhere as small as Godstone, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We check what can safely be seen and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to.

What we cannot see

To be straight with you, a roof survey has limits:

  • A decision on your insurance claim
  • Acting for you with the insurer
  • Your insurer’s view of the claim

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and does not.

Roof types and parts we check

  • Chimney stacks
  • Flashings
  • Ridges and hips
  • Slate and tile slopes
  • Gutters and fascias
  • Flat roofs

Landlord and commercial surveys in Godstone

Letting agents and landlords in Godstone book surveys as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Leaks and storm damage in Godstone

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering and its details give the first clues when tracing where water is coming from. Historic houses such as Titsey Place, about 4.1 miles north-east, show how far back building in the area around Godstone goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Trees in and around Bay Pond shed leaves that can end up in nearby gutters. Take an older house close to Church of St Nicholas: the leak may come from a chimney, a valley or tired lead rather than the covering itself. Landlords with a home close to Godstone station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

Godstone is about 3 miles south of Caterham, in Surrey. We visit Godstone as part of our work across Surrey, for houses, flats and commercial buildings. Godstone is one of the places in Surrey where we work. We also survey roofs in Crawley.

Godstone: your questions answered

How do I find out if my home in Godstone is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Godstone?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Do you look in the loft space?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Can I challenge a declined storm claim?

Raise it with your insurer first. The Financial Ombudsman Service may look at it if that doesn’t resolve it. The Ombudsman looks at whether there were storm conditions, whether the damage fits a storm and whether the storm was the main cause.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

What affects the cost of storm damage roof reports

Several things affect the price of a survey:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office

All our prices include VAT. Storm damage roof report starts from £150, including VAT. We confirm the price for your survey before booking.

Getting in touch

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one
  • Any deadline, such as an exchange date
  • Your postcode, so we can check access and travel

Getting a price is simple: just ring 07833 053749 or drop us an email, let us know about the property and we’ll point you to the right survey. We confirm the price before anything is booked.

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What we do, step by step

Once we’ve finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, it normally takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. Somewhere like Godstone needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with the details: when the storm hit and what damage you can see.
  2. The roof is looked at from ground level, from windows and from the loft space where it is safe.
  3. The damage is recorded with photographs, area by area.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. You get a written report you can pass to your insurer.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets inside or away from the areas we are looking at

Advice

Why get it checked now?

Your policy may say how quickly you need to report damage. Let your insurer know early, and check what your policy asks for. An independent report can follow. In a place like Godstone, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Storm damage roof report starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
