Electronic leak detection in Godstone

How it works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes as long as needed for the roof’s area and construction, which we’ll explain when we quote. In a small place like Godstone, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. A report with photographs shows where each breach is.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Move anything stored under the loft hatch
  • Find any records of previous roof work

About our electronic leak detection in Godstone

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current that passes through the membrane only where there’s a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. The results come in a report with photos. Typical surveys look at stains far from any visible defect and holes left by work on the roof, across flat roof membranes, commercial flat roofs and liquid-applied waterproofing.

Older buildings in small places like Godstone may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What affects the cost of electronic leak detection

All our prices include VAT. What changes the price is:

  • Commercial roofs and larger buildings
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

What we need to know

You do not need to know any roofing terms. It is enough to tell us:

  • Your timetable, such as an exchange date
  • Any photos you have, taken from the ground or a window
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one

We confirm the price for your roof before you book, so you know the cost up front. We quote electronic leak detection for each roof, as the method and time depend on the roof. For a price for your roof, call 07833 053749 or email us.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Clear flat roof outlets regularly
  • Keep a note of leaks after rain
  • Avoid repeated repairs without finding the cause
  • Ask contractors to protect the membrane

If anything in the report is not clear, ask us. We can talk you through the findings.

Don’t leave a flat roof leak running. The longer water gets in, the more insulation and decking can be affected.

Questions from Godstone

Is my home in Godstone listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Godstone?

Yes, Godstone is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or email us with the address and a few details.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Do you climb onto every roof?

Only where it is safe to do so. We check everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Build-ups without a suitable layer below
  • Sections we cannot safely access
  • Fixing the holes we find

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Single-ply roofs
  • Green roofs
  • Commercial flat roofs

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What we look for on each type of roof

EPDM rubber roofs

EPDM rubber roofs often last 30–50 years, but can still be punctured.

Single-ply membranes

Punctures from foot traffic and equipment are common on single-ply roofs. ELD can locate them.

Electronic leak detection in Godstone: local notes

The wider area around Godstone has a long history of building, with Titsey Place about 4.1 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

Anyone responsible for a site like Godstone Village School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Godstone station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if you own one of the older houses nearby, the flat roofs on later extensions tend to wear out long before the main roof.
