Chimney surveys for homes and businesses in Church Town

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it is safe. With our Premium Survey, a drone inspection is included where it applies. Where part of a stack cannot be seen, the report says so. Each defect is recorded with a photo and a plain description. If you’re worried about damp patches on chimney breasts and flashings pulling away from the stack, a survey will tell you what’s going on, on lead flashings, chimney pots and cowls and brick chimney stacks alike.

Some older homes in villages like Church Town are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

How it works

After the inspection, everything we found is written up as a written report with photos. On timing, it normally takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Rural addresses near Church Town can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Make sure we can get to the back of the property
  • If it isn’t your property yet, arrange access through the agent
  • Keep pets inside or away from the areas we’re looking at

Book a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

Advice

Chimney surveys around Church Town

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. The wider area around Church Town has a long history of building, with Titsey Place about 3.8 miles north-east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

Anyone responsible for a site like Godstone Village School will know that large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Godstone station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What a chimney survey doesn’t cover

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Flue inspections or sweeping
  • Gas safety checks, which need a Gas Safe registered engineer

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

What this survey covers

  • Lead flashings
  • Brick chimney stacks
  • Chimney pots and cowls
  • Flaunching
  • Chimney breasts
  • Shared and party-wall stacks

Different roofs, different checks

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.

Rendered stacks

What’s behind the render cannot be seen without removing some, so the report explains what we could and couldn’t assess.

Church Town questions

I let a flat near Godstone station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or send us an email with the address and some details.

Does a conservation area affect roof work in Church Town?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What if it rains on the day?

Light rain does not usually stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Do you need a chimney survey in Church Town?

Flashings seal the gap where a stack passes through the roof. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water frequently shows up in the loft or on the chimney breast. Lead is also a target for theft.

We are often asked to look at:

  • Spalled or crumbling bricks
  • Unused flues sealed without airflow
  • Damaged chimney pots and cowls
  • Worn or missing pointing

Living close to Bay Pond is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • Whether the roof space is looked at, where there is one
  • What the report includes, and whether it has photos
  • Whether VAT is in the quoted price
  • Whether any drone flown is registered with the CAA
