Tandridge Chimney Survey
Not sure what state the chimney stack is in? You can book a chimney survey in Tandridge and across Surrey.
- Redundant stacks capped without ventilation
- Gaps where the stack meets the roof
- Spalled or crumbling bricks
What affects the cost of chimney surveys
The price reflects the time and kit the roof needs. That comes down to:
- Building height and the viewpoints available
- Roof area
- Basic, Standard or Premium
- The use of thermal imaging or a drone
Chimney survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
What to let us know when you contact us
A little information up front helps. It is useful to include:
- The style of property, from a terrace to a block
- Your postcode, so we can check access and travel
- Your timetable, such as an exchange date
- Any photos you have, taken from ground level or a window
Once you know what you need, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.
Chimney survey in Tandridge
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at what can safely be seen and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a written report with photos and what we recommend. We survey chimney breasts, chimney pots and cowls and lead flashings, and people most often book us about damaged chimney pots and cowls and flashings pulling away from the stack.
Older buildings in small places like Tandridge may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Questions from Tandridge
Does a conservation area affect roof work in Tandridge?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Is Tandridge within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
How do you inspect a chimney without scaffolding?
We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.
What do you check on a chimney?
Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
Do you use drones?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
What this survey can’t tell you
To be straight with you, there are limits to any roof survey:
- What’s inside the brickwork or behind render, without opening up
- A structural engineer’s assessment
- Whether a gas appliance or its flue is safe
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and does not.
Roof types and parts we check

Roofs, chimneys and gutters in Tandridge
Titsey Place, about 3.4 miles north-east, is one of the historic houses in the wider area around Tandridge. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Homes near green spaces like Bay Pond can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. The streets around a church such as Church of St Peter are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as St Peter's CofE Infant School, a written record of a large roof helps plan work for the holidays rather than in term time.

The survey, step by step
There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes between one and two hours at most homes, and more on a big or complicated roof. Somewhere like Tandridge needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- You let us know whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Getting ready for the survey
- Point out any leaks or damp patches
- Agree roof access with the managing agent if it’s shared
- Have any paperwork from past roof work to hand
Getting a price
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

Before and after the survey
Here are a few things we’d tell any owner:
- Photograph damp patches with the date
- Ask for ventilated caps on redundant stacks
- Have the flue swept and checked if you use the fire
- Leave close inspection to people with safe access
After the visit, we write up the report with photographs of each stack. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.
Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Landlords and agents in Tandridge book surveys as well as homeowners. The report gives you a dated record of the chimney stack, with photographs.
