About our landlord roof survey in Runfold
Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. We are often asked to look into mortar falling from ridges and verges and splits and blisters in flat roof coverings, on flat roofs on blocks, blocks of flats and rented houses.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Different roofs, different checks
Pitched roofs on houses and blocks
Ridges, hips and verges take a lot of weather, so we look at them closely.
Gutters and downpipes
Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.
Common questions in Runfold
How do I find out if my home in Runfold is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you cover smaller places like Runfold?
Yes. Runfold is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.
Do you advise on who is responsible under the lease?
No. Who pays is normally set by the lease, and that’s a legal question. Our report gives an independent record of the roof’s condition to help those discussions.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Do I need to be at home?
Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Do you need a landlord roof survey in Runfold?
Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition or when.
Problems we come across frequently include:
- Flashings that have come away
- Leaking joints at party walls
- Mortar falling from ridges and verges
- Gaps where tiles or slates have slipped
For an older house near a landmark such as The Church of the Good Shepherd, its chimney, valleys and lead work are likely to be the parts that need attention first.
Before you book anyone
- What they won’t be able to tell you
- Whether the inside of the roof is included
- Whether VAT is in the quoted price
- Do they have a CAA Flyer ID and Operator ID for drone work?
What this survey can’t tell you
It is a careful look at the let or shared roof, not the whole story. The main limits are:
- Areas behind locked flats or blocked hatches
- A full building survey of every part of the property
- Legal advice on leases or service charges
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

- Blocks of flats
- Flat roofs on blocks
- Rented houses
- Gutters and downpipes
How the survey works
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. Older rural homes like those around Runfold can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we’ll need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photos.
Preparing for the visit
- Show us where any leaks or stains appear
- Tell us where we can park nearby
- Jot down any questions you want answered

Roofs, chimneys and gutters in Runfold
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Farnham Castle, about 2.2 miles west, is one of the historic houses in the wider area around Runfold. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you look after a building such as South Farnham School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Farnham station, a roof report helps you deal with small faults before they turn into a call from a tenant.
