How a flat roof survey works in Runfold

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so please ring 07833 053749 or use the contact form with the address and an idea of the roof’s size. Common reasons to book are ponding water that doesn’t drain away and water getting in at rooflights, across GRP fibreglass, upstands and outlets and mastic asphalt.

Some older homes in villages like Runfold are listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When you need someone else

Before booking, it’s worth knowing what a survey will not do:

  • Parts of the roof that aren’t safe to walk on or view
  • Testing older roof sheets for asbestos
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. What a survey covers and does not.

Prices for flat roof surveys in Runfold

To price your survey, we check:

  • House, block, shop or office
  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see

To find out what your survey will cost, call 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

Helping us price your survey

These details help when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • How the loft is reached, if there is one
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block

When you are ready to go ahead, call 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Runfold often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Make a note of anything you’d like us to look at
  • If you are buying, let the agent know when we’re coming

Getting a price

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or use the contact form to find out.

Flat and commercial roofs around Runfold

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. The wider area around Runfold has a long history of building, with Farnham Castle about 2.2 miles west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as The Church of the Good Shepherd, flat-roofed rear additions and dormers added over the years are worth checking. If you let a flat or house near Farnham station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a building such as South Farnham School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Tips that help

Here are a few things we’d tell any owner:

  • Clear roof outlets and gutters each autumn
  • Treat rooflights and old sheeting as fragile
  • Ask contractors to protect the roof if they work on it
  • Note any new marks on ceilings beneath the roof

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Questions from Runfold

Do you carry out roof surveys in Runfold?

Yes, Runfold is within the area we cover. Our area covers London and the South East. You can call 07833 053749 or use the contact form with the address and some details.

How do I find out if my home in Runfold is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Does a flat roof survey replace a RICS survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

Which flat roof coverings do you cover?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

Do you look for flat roof leaks?

Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is looked at. Where nothing visible explains the leak, the report says what to try next.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Surveys for landlords and agents in Runfold

Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it as you book and we will plan the visit with that in mind.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on weekdays, Saturdays and Sundays, which can make access easier.
