Flat roof survey in Compton: what you get

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. We survey felt flat roofs, GRP fibreglass and EPDM rubber, and people most often book us about ponding water that doesn’t drain away and leaks around rooflights.

Older buildings in small places like Compton may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Compton, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • Unlock side gates and any roof access doors
  • Point out any leaks or damp patches
  • Leave a clear route to the loft

What happens if roof problems are left?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. Around Compton, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Roof by roof

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

Rooflights and upstands

Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photographs.

When you need someone else

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • What’s under the membrane without opening it up
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey. What our survey covers.

Flat roof surveys in Compton: local notes

Historic houses such as Farnham Castle, about 1.8 miles west, show how far back building in the area around Compton goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Landlords with a home close to Farnham station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If your house is among the older ones in the streets near St Marys Parish Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Anyone responsible for a site like South Farnham School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Plan a survey before the covering reaches the end of its usual life
  • Keep outlets clear of leaves and moss
  • Note where water lies after a downpour
  • Check ceilings under the roof for damp patches

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It’s written in plain English, with a photo of each defect, so others can follow it without going up to look.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Questions from Compton

How do I find out if my home in Compton is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover Compton?

Yes. Our area covers London and the South East, and Compton is part of that. You can call 07833 053749 or drop us an email with the address and a few details.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Do you look in the loft space?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

Do you look for flat roof leaks?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.
