Independent electronic leak detection in Runfold

What happens on the day

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes more time on a big roof than a small one, with the construction of the roof playing a part too. In a hamlet or village like Runfold, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Before the survey

Advice

Electronic leak detection in Runfold: what you get

There are different ELD methods. Low-voltage testing is typically done with the surface wet and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof and we explain which we will use. We’ll say if your roof doesn’t suit either method before any testing starts. We survey green roofs, liquid-applied waterproofing and commercial flat roofs, and the problems we are asked to look at most are leaks at pipes, outlets or fixings and leaks showing away from the breach.

Flat roofs on exposed homes in small places like Runfold take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

ELD is often possible on bituminous membranes though the layers below matter.

Electronic leak detection in Runfold: local notes

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Farnham Castle, about 2.2 miles west, is one of the historic houses in the wider area around Runfold. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you let a flat or house near Farnham station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If your home is one of the older ones in the streets near The Church of the Good Shepherd, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you look after a building such as South Farnham School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Runfold is about 2 miles east of Farnham, in Surrey. Surveys in Runfold work the same way as everywhere we cover: a careful inspection, photos and a written report. Our Surrey coverage includes Runfold. For surveys nearby, see our Guildford page.

Why get it checked now?

Opening up a roof to hunt for a leak is disruptive. Electronic testing finds the hole first so your roofer knows where to work. For older village homes like those around Runfold, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You will know the price for your roof before you book.

Common questions in Runfold

Is my home in Runfold listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover Runfold?

Yes, Runfold is one of the places we work. The survey and report are the same in Runfold as anywhere else.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

How do you choose the testing method?

It depends on the membrane and the build-up. Low-voltage methods are usually carried out on a wet roof, while high-voltage testing needs a dry, exposed membrane.

How long will testing take?

It depends on the size of the roof and its build-up. We’ll give you an idea when we quote.

Does ELD include fixing the breach?

No. We test the membrane and report. You get the breach locations with photos for your roofer to repair.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Note where leaks show inside and when
  • Clear flat roof outlets regularly
  • Test new membranes before covering them
  • Find the breach before more patching

If we think the leak isn’t coming through the membrane, the report says so, so other causes can be checked.

Consider testing a new membrane before it is covered. Finding breaches is simpler at that stage.

When you need someone else

In fairness, a roof survey has limits:

  • The extent of water in the insulation
  • Carrying out the repair work
  • Leaks from walls, copings or rooflights

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. What our survey covers.

  • Roof terraces and balconies
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Green roofs

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
