Electronic leak detection near The Sands

Why act early in The Sands

Leaks left running can wet the insulation and deck. Locating it early helps limit the damage. Around The Sands, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Electronic leak detection in The Sands: what you get

Roofs covered with paving, ballast or planting need more thought. The layers on top can limit the methods we can use and parts may need to be lifted. We’ll discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. We’ll tell you if the roof can’t be tested. We survey single-ply roofs, roof terraces and balconies and liquid-applied waterproofing, and people most frequently book us about patched roofs that still leak and holes left by work on the roof.

Some older homes in villages like The Sands are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

After the visit, you get a written report with photographs, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we’re asked to look at in The Sands

Other trades on the roof can puncture the waterproofing. Engineers fitting equipment, solar panels or aerials may leave damage behind.

People usually book a survey when they’ve noticed one of these:

  • Failed seams and laps
  • Patched roofs that still leak
  • Leaks through a covered membrane
  • Waterproofing to test before it’s covered

If you let a flat or house near Farnham station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Choosing a roof surveyor

  • Which viewpoints they use to see the roof
  • How long they’ve been surveying roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What they will not be able to tell you

What a roof survey includes

What we do, step by step

Every roof is different, but as a rough guide the survey takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. If you have questions on the day, just ask. For a village or hamlet like The Sands, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Getting ready for the survey

  • Leave a clear route to the loft
  • If it is not your property yet, arrange access through the agent
  • Unlock side gates and any roof access doors

Book a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

Common questions in The Sands

Will you come out to The Sands?

Yes, The Sands is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in The Sands?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can every flat roof be tested?

It depends on the membrane and the build-up. Share any details you have and we will confirm suitability.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

What if it rains on the day?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

How is ELD priced?

We quote for each roof individually. Send us details of the roof, and call 07833 053749 or use the contact form for a quote.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Electronic leak detection around The Sands

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. About 2.8 miles west lies Farnham Castle, a reminder of how long the area around The Sands has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

If you live in an older home near The Church of the Good Shepherd, the flat roofs on later extensions tend to wear out long before the main roof. Anyone responsible for a site like South Farnham School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

The Sands is about 2 miles east of Farnham, in Surrey. Wherever you are in The Sands, we can carry out electronic leak detection at your property, on a weekday, Saturday or Sunday. We cover towns and villages across Surrey. There is also a page for Guildford.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Use boards when working on the roof
  • Check new waterproofing before handover
  • Keep foot traffic on flat roofs to a minimum
  • Let us know about the membrane and build-up if you know it

Keep the report with the roof’s records. It shows the condition of the membrane on that date.

ELD before paving, ballast or planting goes on is worth considering. Finding breaches is simpler at that stage.
