Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

How a thermal roof survey works in The Sands

We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. Common reasons to book are leaks that are hard to trace and moisture around outlets and upstands, on ceilings below the roof, flat roofs and loft conversions.

Somewhere as small as The Sands, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Keep a record of when stains appear
  • Check from ground level or a window, never by climbing
  • Keep outlets and gutters clear to stop water sitting
  • Take photos of stains as they appear, so we can compare

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it’s easy to find each area on the roof.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.

Flying and imaging in The Sands

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help. Historic houses such as Farnham Castle, about 2.8 miles west, show how far back building in the area around The Sands goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Take a building like South Farnham School: thermal images can show where wet insulation sits under a big flat roof. Take an older house close to The Church of the Good Shepherd: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

The Sands is about 2 miles east of Farnham, in Surrey. In The Sands, as across Surrey, every roof gets the same careful survey. Our area takes in places right across Surrey, from the larger towns to small villages. Guildford is in our area too.

We survey roofs across GU10 for thermal roof surveys and the streets around it. That includes homes and businesses on The Green, Binton Lane and Botany Hill. Neighbouring places we cover for thermal roof surveys include Runfold (1 mile west), Sandy Cross (1 mile north), Compton (1 mile west), Seale (1 mile north-east) and Tongham (2 miles north). We also work in nearby towns such as Guildford (8 miles east), Woking (10 miles north-east), Camberley (9 miles north), Frimley (7 miles north), Haslemere (9 miles south) and Cranleigh (12 miles south-east).

Local landmarks in The Sands

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take an hour or two at a typical home, and about three to four hours for a commercial roof. Somewhere like The Sands needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

The Sands: your questions answered

Do you carry out roof surveys in The Sands?

Yes, The Sands is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

How do I find out if my home in The Sands is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Does the weather affect a thermal survey?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Can thermal imaging show missing insulation?

Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the report shows where to look more closely.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Clear results when the conditions on the day are poor
  • An energy rating for the building
  • Seeing water directly, as the camera shows temperature, not moisture

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Pitched roof slopes
  • Ceilings below the roof
  • Loft conversions
  • Commercial roofs
  • Insulated roof spaces
  • Flat roofs

What happens if roof problems are left?

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. Outbuildings and barns around The Sands are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Thermal roof survey starts from £400, including VAT.
