What a survey costs

To price your survey, we look at:

  • Roof area
  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can safely be seen

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • The address and postcode of the property
  • The reason for the survey, such as buying, a leak or storm damage
  • The kind of building and roof involved
  • Pictures of the roof from a safe spot, if you have them

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or email us to find out.

About our roof survey in The Sands

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you’ve noticed gutters that overflow in heavy rain and cracked mortar along the ridge, we can find out what’s behind it.

Somewhere as small as The Sands, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common questions in The Sands

Do you cover smaller places like The Sands?

Yes, The Sands is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in The Sands is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space, and Premium includes a drone where it applies.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there’s safe access. The report includes photos and recommendations.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or email us.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What a roof survey doesn’t cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A structural engineer’s report
  • An exact number of years the roof has left
  • Confirmation of asbestos in soffits or cement sheets

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. What our survey covers.

Roof types and parts we check

  • Lead flashings
  • Natural slate
  • Clay and concrete tiles
  • Chimney stacks
  • Flat roofs
  • Ridges, hips and valleys
  • The roof space

How the survey changes by roof type

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are looked at, as far as we can safely see them. We note any lean or loose pots.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.

Local roofs in The Sands

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Farnham station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Homes near green spaces such as Crooksbury Hill can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For site and facilities teams at buildings such as South Farnham School, a written record of a large roof helps plan work for the holidays rather than in term time.

The Sands is about 2 miles east of Farnham, in Surrey. Wherever you are in The Sands, we can come and survey your property, on a weekday, Saturday or Sunday. Our Surrey coverage includes The Sands and the places around it. There is also a page for Guildford.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Take photos of any leaks as they happen
  • Keep the report with your property records
  • Have details of recent roof work to hand
  • Let us know about past leaks

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

What we do, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about one to two hours for most houses, and about three to four hours for a commercial roof. In a small place like The Sands, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work
  • Check the loft hatch can be reached

Advice

What you can safely check yourself

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
