Airspace, weather and The Sands roofs

Farnham Castle, about 2.8 miles west, is one of the historic houses in the wider area around The Sands. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Before any flight, we check the Drone Safety Map for airspace restrictions.

Take a building like South Farnham School: big roofs are where photos from the air and thermal images show the most at once. For an older house near a landmark like The Church of the Good Shepherd, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

How a drone roof survey works in The Sands

Tall, steep, large or fragile roofs cannot always be inspected up close. A drone takes close-up photographs of those roofs from the air. You see slates, ridges, chimneys, valleys and gutters in detail. The photos go into a written report. It also suits roofs that would be damaged by someone walking on them. If we can’t fly, we tell you why. Common reasons to book are slates or tiles shifted by high winds and cracked flaunching or loose chimney pots, across flat roofs on upper floors, large and complex roofs and valleys and parapet gutters.

Villages like The Sands frequently stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

FAQs for The Sands

Do you cover smaller places like The Sands?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Is drone flying allowed in The Sands?

Normally it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To arrange a date, call 07833 053749 or send us an email.

What happens next?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

What affects the price in The Sands

When we price a survey, we consider:

  • Height and safe access
  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets

Our price is from £400, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What to let us know when you contact us

If you can, have these to hand when you contact us:

  • What kind of property and roof it is
  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is
  • Dates you are working to, such as exchange

Not sure which survey you need? It is easiest to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.

What we look for on each type of roof

Flat roofs on tall buildings

Leaks frequently start at outlets, edges and around plant. They’re all captured in close-up.

Large commercial roofs

Big roofs on offices, warehouses and units take time to inspect. The drone covers the roof area by area.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Let neighbours know about the flight if your roof is shared
  • Clear the loft hatch so we can check inside too
  • Allow for a change of day in poor weather
  • Share the postcode so we can check for restrictions

The report gives any roofer you ask to quote a clear brief. They’ll see exactly where each defect is, so their quotes cover the same ground.

Check the loft now and then, with care and a good torch. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.

How the survey works

Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. The survey usually takes about one to two hours on an ordinary house, and more on a big or complicated roof. Somewhere as small as The Sands, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we check whether a drone is the right tool.
  2. We agree a date, including weekends, subject to the weather.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. Where there is safe access, we check the loft as well.
  5. You get photos, findings and clear recommendations.

Preparing for the visit

  • Keep pets out of the way during the survey
  • If you’re buying, let the agent know when we’re coming
  • Have any paperwork from past roof work to hand
