Need a gutter survey in The Sands?

Signs you need a gutter survey in The Sands

Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before more damage is done.

These are some of the problems a survey can pick up:

  • Downpipes that are split or coming away
  • Overflowing eaves gutters
  • Overflowing valley or parapet gutters
  • Gutters packed with leaves or moss

Living close to Crooksbury Hill is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

What to check before booking

  • How long they’ve been surveying roofs
  • Is VAT included in the price?
  • Are they insured for the work?
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

Gutter survey in The Sands: what you get

We survey gutters and rainwater systems in The Sands and right across London and the South East. We inspect everything we can see safely from the ground, windows, the roof space and the roof where it is safe. Time on site usually takes an hour or two at a typical home, or half a day or so for a commercial building. The written report follows, with photos and recommendations. Common reasons to book are choked outlets or hopper heads and valley or box gutters that overflow inside, across eaves gutters, valley gutters and downpipes.

Older buildings in small places like The Sands may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What a gutter survey looks like in The Sands

Historic houses like Farnham Castle, about 2.8 miles west, show how far back building in the area around The Sands goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings such as South Farnham School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Farnham station, the gap between tenancies is a good time to have the roof looked at.

The Sands is about 2 miles east of Farnham, in Surrey. If you are in The Sands, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. The Sands is one of the towns and villages in Surrey where we work for gutter surveys. For surveys nearby, see our Guildford page.

We work across the GU10 postcode area for gutter surveys and the streets around it. Whether your property is on The Green, Binton Lane and Botany Hill or a nearby road, we can survey it. Within a short drive, we also cover Guildford (8 miles east), Woking (10 miles north-east), Camberley (9 miles north), Frimley (7 miles north), Haslemere (9 miles south) and Cranleigh (12 miles south-east).

The Sands questions

Is The Sands within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Do you survey roofs for landlords with property near Farnham station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Is it a structural engineer’s report?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Will you check the drains below ground?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

How it works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours at a house, depending on how many gutter runs and downpipes there are. In a small place like The Sands, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Leave side gates unlocked
  • Check the loft hatch can be reached

Advice

Roof by roof

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints where they can be seen.

Why get it checked now?

It is easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. In a small place like The Sands, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Ask for valleys and parapet gutters to be cleared too
  • Get the gutters cleaned out every year
  • Check that downpipes are firmly fixed to the wall
  • Check from the ground or a window, not a ladder

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Landlords, agents and block managers in The Sands

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

Landlords and agents in The Sands book surveys as well as homeowners. The report gives you a dated record of the gutter, with photographs, useful for planning maintenance.
