What happens if roof problems are left?

On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. For an older or listed building in a place like Loxhill, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Landlord roof survey in Loxhill

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them, along with the roof space where there is safe access. Typical surveys look at missing or loose roof coverings and worn ridges, hips and verges, across converted houses, rented houses and flat roofs on blocks.

In a small place like Loxhill, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen. The survey normally takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Around Loxhill, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Before we arrive

Advice

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Areas behind locked flats or blocked hatches
  • Asbestos testing of roof sheets or soffits

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Blocks of flats
  • Rented houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Shared roofs
  • Converted houses

Loxhill questions

Will you come out to Loxhill?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

I let a flat near Witley station. Can you check the roof?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Will you walk on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.

How long will you be at the property?

It usually takes about one to two hours on an ordinary house, and more on a big or complicated roof. You’ll then get the report by email.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Useful tips for Loxhill property owners

A survey works best with a little help from you, before and after. Some tips:

  • Get legal advice on lease responsibilities
  • Survey the roof on a regular cycle
  • Give tenants a simple way to report leaks
  • Give residents notice before a survey

If anything in the report needs explaining, ask us. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.

Deal with the high-priority defects quickly and schedule the others. Left alone, minor faults normally get worse.

Landlord roof surveys around Loxhill

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you let a flat or house near Witley station, a roof report helps you deal with small faults before they turn into a call from a tenant. If your home is one of the older ones in the streets near Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
