Landlord roof survey in Burstow: what you get

Some landlords book a survey when they buy a property to let, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. If you are worried about leaking joints at party walls and standing water on a flat roof, a survey will tell you what’s going on, on flat roofs on blocks, converted houses and shared roofs alike.

In a small place like Burstow, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report records the let or shared roof as we found it on the day. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

FAQs for Burstow

Is my home in Burstow listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Gatwick Airport station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Is Burstow in your area?

Yes. We carry out landlord roof surveys in Burstow.

Does the report help with maintenance planning?

Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. It does not include repair cost estimates but it gives contractors a clear brief.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

What this survey cannot tell you

Before booking, it’s worth knowing what a survey won’t do:

  • A full structural assessment of the building
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Parts of the roof we cannot safely see or access

If in doubt, phone 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

What we check

  • Rented houses
  • Converted houses
  • Blocks of flats
  • Gutters and downpipes
  • Shared roofs
  • Flat roofs on blocks

Landlord roof surveys in Burstow: local notes

Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

The streets around a church such as Church of St Bartholomew are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Gatwick Airport station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Oakwood School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about one to two hours for most houses, and more on a big or complicated roof. In a small place like Burstow, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Tips that help

Small things make a difference. Our tips:

  • Book gutter clearing at least once a year
  • Keep the loft hatch clear and reachable
  • Keep roof surveys on a rolling plan
  • Deal with urgent items first

Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.

Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

Surveys for landlords and agents in Burstow

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Why it’s worth a survey now in Burstow

Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. We look at the roof, not just the symptoms. In a place like Burstow, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
