Why it’s worth a survey now in Woldingham Garden Village

Quotes from contractors set out the work they want to carry out. An independent survey tells you the roof’s condition first so you know what you are asking contractors to price. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

About our landlord roof survey in Woldingham Garden Village

A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It doesn’t give repair costs, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can deal with it first and budget for the rest. If you’ve noticed ceiling stains reported by tenants and gutters overflowing onto walls, we can find out what’s behind it, on shared roofs, flat roofs on blocks and gutters and downpipes alike.

Older buildings in small places like Woldingham Garden Village may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

The survey, step by step

We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey normally takes about one to two hours for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Woldingham Garden Village often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

What a landlord roof survey looks like in Woldingham Garden Village

Historic houses such as Titsey Place, about 3 miles south-east, show how far back building in the area around Woldingham Garden Village goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Homes near green spaces such as Blanchman's Farm can get more leaves in their gutters in autumn. Anyone responsible for a site like Woodlea Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Survey the roof on a regular cycle
  • Arrange flat access in advance
  • Hold on to old reports to compare later
  • Give tenants a simple way to report leaks

Questions about who pays under the lease are for your managing agent or a solicitor. What we provide is an independent record of condition that everyone can refer to.

Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.

When to book a survey in Woldingham Garden Village

Agents and freeholders have budgets to set. Without a recent survey, it’s hard to know what the roof needs or when.

People normally book a survey after spotting something like this:

  • Failed flashings at walls and chimneys
  • Damp or stains in top-floor flats
  • Missing or loose roof coverings
  • Chimney stacks in poor repair

Landlords with a home close to Woldingham station may find that the gap between tenancies is a good time to have the roof looked at.

Questions to ask before booking

  • Whether the inside of the roof is included
  • Are they insured for the work?
  • Their report turnaround times
  • What’s outside the scope of the survey
