Landlord roof surveys in Horne

How it works

The visit has one job: to see as much of the let or shared roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes between one and two hours for a single let house, with blocks of flats taking longer. In a hamlet or village like Horne, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before the survey

  • Check the loft hatch can be reached
  • Note where any stains or damp appear
  • Gather any invoices or paperwork from past roof work

Advice

How a landlord roof survey works in Horne

A landlord roof survey shows you the state of a roof, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. We’re often asked to look into blocked gutters over flats and ponding or splits on flat roofs, across rented houses, shared roofs and converted houses.

Somewhere as small as Horne, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Parts of the roof we can’t safely see or access
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Asbestos testing of roof sheets or soffits

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What our survey covers.

Questions from Horne

Do you cover smaller places like Horne?

Yes, Horne is on our map. A small place gets exactly the same survey as a big one.

Can a landlord with a rental near Godstone station book a roof survey?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or drop us an email and let us know about the building.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.

Will you go up on the roof?

Only if it is safe. We look at everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

How do I book a survey in Horne?

It’s easiest to call 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we will recommend the right survey. We survey on any day of the week.

Landlord roof surveys in Horne: local notes

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you live in an older home near Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Godstone station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

How the survey changes by roof type

Party-wall upstands and parapets

Parapet walls often hide gutters behind them. They’re checked where safe access allows.

Flat roofs on blocks and rear additions

Felt flat roofs frequently need replacing after around 15–20 years, so knowing roughly how old the roof is helps.

Leave it or get it looked at?

An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. For an older or listed building in a place like Horne, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
