Chimney survey in Horne: what you get

For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. Typical surveys look at flashings pulling away from the stack and mortar washing out of the joints, across chimney breasts, brick chimney stacks and lead flashings.

In a small place like Horne, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Why it’s worth a survey now in Horne

Most people never get a careful look at their chimney stacks. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. Older cottages and farmhouses around Horne can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Landlords, agents and block managers in Horne

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which can make access easier.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we’ll plan the visit with that in mind.

Horne questions

Does a conservation area affect roof work in Horne?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Horne?

Yes, Horne is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Our stack is shared. Can you still survey it?

Yes. We inspect whatever is safely visible and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours at a house, as part of a look at the roof around the stack. Older rural homes like those around Horne can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Unlock side gates and any roof access doors
  • If you are buying, let the agent know when we are coming
  • If the roof is shared, arrange access with whoever manages the building

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Signs you need a chimney survey in Horne

Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the loft space and outside, and recommend a structural engineer where support is in question.

Here are some of the things we see often:

  • Spalled or crumbling bricks
  • Redundant stacks capped without ventilation
  • Loose, cracked or missing pots
  • A stack that appears to lean

Landlords with a home close to Godstone station may find that a dated record of the roof is useful when planning maintenance across a let.

Questions to ask before you book

  • What follow-up you get after the report
  • What exactly goes into their report
  • Which limits apply to the survey
  • Their insurance cover

What’s in a roof survey

Roofs, chimneys and gutters in Horne

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you own one of the older houses in the streets near Church of St Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A structural engineer’s assessment
  • What’s inside the brickwork or behind render, without opening up
  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
