Landlord roof survey in Lingfield: what you get

Some landlords book a survey when they buy a property to let, or after a tenant reports a leak. Agents and freeholders frequently want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photos and recommendations. Surveys are carried out on weekdays and at weekends which can help when arranging access with residents. Common reasons to book are damp or stains in top-floor flats and slipped or missing slates and tiles, across flat roofs on blocks, blocks of flats and rented houses.

Houses in smaller places like Lingfield can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A full building survey of every part of the property
  • Structural calculations or an engineer’s report
  • Asbestos testing of roof sheets or soffits

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and does not.

What this survey covers

  • Shared roofs
  • Blocks of flats
  • Flat roofs on blocks
  • Rented houses
  • Gutters and downpipes
  • Converted houses

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours for a house, and longer for a large or complex roof. Parking around Lingfield is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Roof by roof

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather and get close attention.

Shared chimney stacks

Chimneys frequently let water in at the flashings. We record anything visible.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Don’t store items over the loft hatch
  • Arrange flat access beforehand
  • Book gutter clearing at least once a year
  • Check your lease or ask a solicitor about who pays

Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition to help those discussions.

Keep the loft space accessible so the roof can be checked from inside. Stored items over the hatch make checks harder.

Common roof problems in Lingfield

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently, and flat roofs over rear additions often need attention sooner.

Typical things we’re asked to look at include:

  • Damaged pots and flaunching
  • Blocked gutters over flats
  • Mortar falling from ridges and verges
  • Leaking joints at party walls

For landlords with property near Lingfield station, a dated record of the roof is useful when planning maintenance across a let.

What a roof survey includes

Landlords, agents and block managers in Lingfield

Landlords and agents in Lingfield book surveys as well as householders. A written report with photos gives you a clear record of the let or shared roof, which helps you plan work between tenancies.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

Roofs, chimneys and gutters in Lingfield

About 4.5 miles south-east lies Hammerwood Park, a reminder of how long the area around Lingfield has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Lingfield Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around Centenary Fields shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Common questions in Lingfield

Do you survey roofs for landlords with property near Lingfield station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Lingfield listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey in bad weather?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

Can you survey a shared roof on a terrace or converted house?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

Do you work in Lingfield?

Yes. Our area covers London and South East England, Lingfield included.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, call 07833 053749 or use the contact form.
