Landlord roof survey in Dormans Park: what you get

Our landlord and block roof surveys cover Dormans Park and the rest of London and South East England. Time on site normally takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Everything is inspected as far as it can safely be seen including by drone where it applies. You then get a written report with photos. We survey converted houses, shared roofs and blocks of flats, and the problems we are asked to look at most are worn ridges, hips and verges and damaged party-wall upstands or parapets.

In a village or hamlet like Dormans Park, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Landlord roof surveys in Dormans Park: local notes

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Saint Hill Manor, about 3.1 miles south, show how far back building in the area around Dormans Park goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to St John the Evangelist: old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Dormans station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

How the survey works

Every roof is different; as a rough guide, the survey takes about one to two hours for most houses, and about three to four hours for a commercial roof. You’re welcome to ask questions while we are there. Older rural homes like those around Dormans Park can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • If you’re buying, let the agent know when we’re coming
  • Make sure pets are kept safely away

What this survey cannot tell you

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Structural calculations or an engineer’s report
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Legal advice on leases or service charges

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and doesn’t.

Why act early in Dormans Park

A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. In a place like Dormans Park, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Dormans Park: your questions answered

How do I find out if my home in Dormans Park is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Dormans station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Is the report suitable for a maintenance plan?

Yes, that is one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

Signs you need a landlord roof survey in Dormans Park

Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves, and a survey helps show where that’s happening.

Most people get in touch when they’ve noticed one of these:

  • Standing water on a flat roof
  • Cracked or lifting flashings
  • Slipped or missing slates and tiles
  • Leaking joints at party walls

For site and facilities teams at buildings such as Bush Davies School of Theatre Arts, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before you book

  • Which parts of the roof they’ll actually see
  • Whether the roof space is looked at, where there is one
  • Their drone registration, if they fly one
  • How soon the report will arrive

What a good roof survey covers

Before and after the survey

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check your lease or ask a solicitor about who pays
  • Act on high-priority defects quickly
  • Don’t wait for a leak to survey the roof
  • Give residents notice before a survey

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.

Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.
