Landlord roof surveys near Chiddingfold

Chiddingfold: your questions answered

Can a landlord with a rental near Witley station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I find out if my home in Chiddingfold is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

How do I book a survey in Chiddingfold?

Simply ring 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date.

About our landlord roof survey in Chiddingfold

The lease normally decides who is responsible for the roof and who pays. We do not give legal advice on leases but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. We survey gutters and downpipes, converted houses and blocks of flats, and people most often book us about parapets and upstands in poor repair and damaged pots and flaunching.

In a village or hamlet like Chiddingfold, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Checking the roof from the ground

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

What happens on the day

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours for most houses, and more on a big or complicated roof. Somewhere as small as Chiddingfold, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Honest limits

We only report what can safely be seen on the day, so there are some things a survey cannot cover:

  • A full structural assessment of the building
  • A full building survey of every part of the property
  • Areas behind locked flats or blocked hatches

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

What we check

  • Converted houses
  • Blocks of flats
  • Shared roofs
  • Gutters and downpipes
  • Rented houses
  • Flat roofs on blocks

Signs you need a landlord roof survey in Chiddingfold

People living in a building seldom see the roof itself. Defects up on the roof can go unreported for a long time particularly where the roof can’t be seen from the street.

These are some of the problems a survey can pick up:

  • Damp or stains in top-floor flats
  • Parapets and upstands in poor repair
  • Choked outlets and gutters
  • Damaged pots and flaunching

If you live in an older home near St Teresa of Avila Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How long they’ve been surveying roofs
  • Which limits apply to the survey
  • Is VAT included in the price?

What to expect from a roof survey

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Put urgent roof work at the top of the list
  • Hold on to old reports to compare later
  • Get legal advice on lease responsibilities
  • Give residents notice before a survey

Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition that everyone can refer to.

Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings with gutters cleared every year.

What a landlord roof survey looks like in Chiddingfold

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

If you look after a building like St Mary's Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Witley station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
