When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Defects hidden under coverings or inside walls without opening up
  • A valuation or a promise of a lower price
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. What our survey covers.

What this survey covers

  • Natural slate
  • Lead flashings and valleys
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Gutters and downpipes

About our pre-purchase roof survey in Chiddingfold

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. We survey chimney stacks, gutters and downpipes and the roof space, and people most frequently book us about bitumen or mortar used in place of proper repairs and flashings that have lifted or split.

In a village or hamlet like Chiddingfold, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report records the roof as we found it on the day. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Your questions about pre-purchase roof surveys in Chiddingfold

Do you cover smaller places like Chiddingfold?

Yes, Chiddingfold is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is Chiddingfold in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

How long does a pre-purchase roof survey take?

The visit normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll confirm what to expect when we arrange the visit.

How quickly will I get the report?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Do you inspect the roof from on top?

Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. The Premium Survey adds a drone inspection where it applies.

When to book a survey in Chiddingfold

Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.

Here are some of the things we see frequently:

  • Chimney mortar that has eroded
  • Standing water on a flat extension roof
  • Gutters that overflow or drip at the joints
  • Bitumen or mortar used in place of proper repairs

The streets around a church such as St Teresa of Avila Church are frequently among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Before you book any roof surveyor

  • When you’ll get the report
  • Is there a chance to talk the report through?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether VAT is added on top

What to expect from a roof survey

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. In a hamlet or village like Chiddingfold, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Note where any stains or damp appear
  • Leave side gates unlocked

Roof by roof

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.

How we price pre-purchase roof surveys

Prices vary from roof to roof, for these reasons:

  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access
  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

A few details help us suggest the right survey and price. When you contact us, let us know:

  • What kind of property and roof it is
  • Photos of the roof, taken safely from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Chiddingfold homes and their roofs

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Witley station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
